Dubai’s real estate market is entering a more measured phase, with its underlying appeal continuing to be supported by strong fundamentals and sustained international demand.
The latest UBS Global Real Estate Bubble Index 2026 offers an important perspective on this evolution. While the report places Dubai within its elevated valuation-risk category, it also highlights the city’s relative affordability, evolving rental dynamics and strong economic foundations.
Dubai recorded a score of 1.16 on the UBS Global Real Estate Bubble Index, alongside cities including Miami, Seoul, Geneva and Lisbon. The index is designed to identify potential market imbalances rather than predict whether or when a correction may occur. Notably, UBS reports that Dubai’s score has eased since March, reflecting a moderation in the pace of market growth.
Taken together, these indicators point to a market moving into a more mature phase, where sustainable demand, asset quality and long-term fundamentals are becoming increasingly important to the investment conversation.
A Market Finding Its Balance
For buyers, the more encouraging story lies in the strength of Dubai’s underlying fundamentals. Inflation-adjusted residential prices rose by 0.4 per cent year-on-year in the second quarter of 2026, while real rents declined by 4 per cent.
These figures reflect a market moving into a more balanced phase after several years of rapid growth. Rather than signalling a change in Dubai’s long-term appeal, the moderation creates a more considered environment for buyers, with greater emphasis on quality, location and long-term value.
As the market evolves, opportunities increasingly lie in identifying well-positioned assets supported by enduring demand and strong fundamentals.
Dubai’s Relative Affordability
Dubai also continues to offer a relatively accessible path to home ownership when viewed against other major global cities. UBS estimates that a skilled service worker would need approximately five years of income to purchase a 60-square-metre apartment near the city centre, compared with around 11 years in London and 15 years in Hong Kong.
This relative affordability remains an important part of Dubai’s international appeal. Even after several years of strong price growth, the city continues to offer a compelling balance between property values, income levels and the broader quality of life it provides.
As Dubai’s market matures, this combination of accessibility, economic opportunity and international demand continues to support its position as a global real estate destination.
Structural Demand Continues to Support Dubai
Dubai’s broader economic positioning remains a key pillar of its real estate market. As an international business and lifestyle hub, the city continues to attract entrepreneurs, investors, professionals and high-income residents from across the world.
Its strategic location, business-friendly environment and expanding global connectivity continue to support a diverse and international buyer base. UBS also notes that an improvement in the geopolitical environment could strengthen market sentiment and price expectations.
For property investors, this reinforces the value of taking a longer-term view. Beyond short-term market movements, Dubai’s continued ability to attract people, businesses and capital remains an important foundation for sustained real estate demand.
A More Selective Investment Environment
For investors and end users alike, Dubai’s evolving market creates greater room for considered decision-making. As growth becomes more measured, factors such as location, asset quality, developer strength, long-term demand and rental potential become increasingly important.
A moderating market can also be viewed as a natural step in Dubai’s continued evolution as a global real estate destination. For buyers with a clear strategy, it offers an opportunity to look beyond short-term movements and focus on properties with lasting appeal and strong fundamentals.
