Dubai’s prime residential market continues to draw interest from some of the world’s most discerning buyers. According to Knight Frank’s latest report, the emirate recorded 86 residential transactions valued at $10 million (approximately AED 36.7 million) or more in the third quarter of 2026, including 13 homes that sold for more than $25 million.

Sustained Demand at the Highest Level

Although transaction volumes were 17 percent lower than the exceptional levels recorded a year earlier, activity remained notable across the uppermost tier of the market. Knight Frank noted that luxury sales remained elevated throughout the quarter, despite an extraordinary regional backdrop.

The cumulative value of $10 million-plus transactions has reached approximately $6.67 billion this year, underscoring the continued depth of capital flowing into Dubai’s prime residential market.

Palm Jumeirah Leads the Prime Market

Palm Jumeirah recorded the highest number of $10 million-plus residential transactions during the quarter, accounting for approximately 31 percent of sales between July and September and 35 percent of their combined value.

Its continued appeal lies in a distinctive combination of beachfront living, striking architecture and limited availability. For buyers seeking exceptional homes in established waterfront settings, Palm Jumeirah remains one of Dubai’s most coveted addresses.

The Fundamentals Behind the Demand

Dubai and Abu Dhabi continue to attract international wealth, supported by policies that encourage business activity, a competitive tax environment, and sustained investment in infrastructure. Together, these factors contribute to the UAE’s appeal as a destination for both capital and long-term residence.

The outlook for private wealth further reinforces this position. A Boston Consulting Group report published this month projects that net wealth in the UAE will reach $6 trillion by the end of the decade.

Separately, a property consultancy report places Dubai and Abu Dhabi among the world’s top 10 destinations for next-generation wealth, reflecting the growing attention of younger affluent individuals and families seeking opportunities across the region.

What This Means for Today’s Buyer

For those considering a significant acquisition, a market that is active and thoughtfully paced often rewards preparation. Buyers have time to compare communities, review exceptional properties closely, and negotiate with clarity.

The finest homes, particularly on Palm Jumeirah and across Dubai’s other established luxury addresses, continue to attract committed interest.
