The City of the Future & Global Logistics Hub

Dubai South, formerly known as Dubai World Central (DWC), is a monumental 145 square kilometre master-planned city in the southern growth corridor of Dubai. It is designed to be a fully integrated, self-sustaining economic zone and residential hub centred on Al Maktoum International Airport (DWC), the anticipated largest airport in the world. It is a strategic realization of the Dubai 2040 Urban Master Plan.

The community is characterized by its scale, strategic government backing, and a focus on logistics, aviation, and commerce, positioning it as the key gateway for global trade.

The Vision: Aerotropolis & Expo Legacy

Dubai South is not just a residential area; it is the anchor for Dubai's future economic gravity. It is structured to be the world’s leading hub for trade and aviation, capitalizing on its direct connection to DWC and the legacy of the Expo City Dubai (formerly Expo 2020 site).

Strategic Core: Integrated clusters including the Logistics District, Aviation District, Business Park, and the Residential District.
Economic Engine: Designed to create over 500,000 jobs and host a resident population of around 700,000 at full build-out.
Infrastructure Advantage: Features multimodal transport integration (air, road, and the upcoming Metro Blue Line extension), reducing the perceived distance to Central Dubai.

Residences & Lifestyle: Value-Focused Growth

The Residential District offers a mix of modern apartments, townhouses, and villas, appealing to end-users and investors seeking competitive entry prices and quality construction near major employment zones.

Property Portfolio: Features studios to 3-bedroom apartments, with new projects like The Collective, Hayat, and Waada, alongside family villas and townhouses in Emaar South and South Bay.
Lifestyle & Amenities: Focused on community living with parks, retail centres, and the 18-hole Championship Golf Course in Emaar South. New developments feature luxury amenities, including crystal lagoons and dedicated boulevards.
Affordable Entry: Offers some of the most accessible price points for quality new and off-plan real estate in Dubai, making it attractive for first-time buyers and professionals working in the surrounding Free Zones.

Strategic Proximity

Dubai South’s position is critical for future connectivity, linking the UAE to international trade and providing quick access to Abu Dhabi and Jebel Ali Port.

Major Road Access: Seamless connections to Sheikh Mohammed Bin Zayed Road (E311) and Sheikh Zayed Road (E11).
Jebel Ali Port / Dubai Industrial City: Approximately 10 – 15 Minutes drive.
Dubai Marina / JBR: Approximately 25 – 35 Minutes drive.
Connectivity Note: Strategically connected to Expo City Dubai, Al Maktoum International Airport, Etihad Rail, and the future Metro Blue Line, the community is set for long-term growth and enhanced connectivity.

Community Services & Education

The community is rapidly maturing to support its growing population, with social infrastructure being a key focus of the masterplan.

Education: Immediate proximity to educational institutions is planned, with established international schools accessible in nearby Jebel Ali and Dubai Investment Park (DIP).
Healthcare: Clinics and major medical facilities are planned within the district, complementing the existing infrastructure in nearby areas.
Nearby Hubs: The permanent Expo City Dubai is a core commercial and cultural hub, driving housing demand from its corporate tenants and employees.

Investment Edge: Future Capital Gains & High Yield

Dubai South is regarded as a high-growth corridor, where investment is underpinned by massive government infrastructure spending and long-term economic strategy, offering a dual advantage of high rental yields and strong capital appreciation potential.

Affordability & Entry Point: Dubai South has solidified its position as Dubai’s most accessible, infrastructure-driven freehold zone.
Apartment Advantage: Apartments typically offer higher rental yields (around 6%–8%) and greater liquidity, making them ideal for investors seeking steady income.
Villa Advantage: Villas and townhouses, while requiring higher initial capital, are projected to yield stronger long-term capital appreciation as the community matures and demand from families looking for space increases.
Property Segment (Average Price Q2 2026 Estimates):

Mid-Market Apartments (e.g., The Pulse) - AED 1396 per Sq. Ft. - Rental Yield Potential and High Rental Yield Townhouses/Villas (e.g., Emaar South/South Bay) - AED 1,200 – AED 1,700 per Sq. Ft. - Long-Term Capital Appreciation

New Horizons: Continued Evolution

New, large-scale developments are driving the market's evolution, moving the district from an affordable hub towards a desirable, mixed-use destination.

New Developments: Projects like Azizi Venice (featuring a massive crystal lagoon and Opera House) and new phases of lagoon-front villas in South Bay are injecting a hyper-luxury component into the market.
Future Delivery: Dubai South has entered a major multi-phase handover cycle, with upcoming completions driving strong transaction growth and accelerating its evolution into a fully connected city of the future.
